    We come to the house, listen to what is annoying you about it, and measure up. Free, and there is no follow-up call from a salesperson.

    Weeks 1–3

    Drawings you can actually read

    Our architect draws two or three options with the cost written on each one, so you are choosing between real numbers.

    Weeks 4–12

    Permissions, in our name

    Planning, building control and party wall notices are lodged and chased by us. You sign; we queue.

    Week 13

    A fixed price and a start date

    One page, one number, one date. If we get our sums wrong, that is ours to carry, not yours.

    Weeks 14+

    Build, with Friday photos

    The same site manager the whole way through, dust sheets down every evening, and a photo update every Friday afternoon.

In Greater Manchester most single storey extensions land between £2,200 and £2,900 per square metre including finishes. A 24m² kitchen extension is therefore usually £53,000 to £70,000. The estimator above uses the same rates we quote from.

Often not. Most rear extensions up to 4m on a detached house, 3m on a semi, and nearly all loft conversions under 40m³ fall under permitted development. We check your address on the first visit and tell you before you spend anything.

Yes, on about nine out of ten jobs. We seal the work area, keep one bathroom and a kitchen point live wherever possible, and plan water and power shutdowns with you a week ahead.

It changes only if you change something, or if something genuinely unknown appears once we open up a floor. Either way you get a written variation with the cost on it before anyone picks up a tool.

Anything within about 25 miles of the Manchester workshop: Trafford, Stockport, Salford, Bury and the Cheshire villages. Further afield we will still come and look if the project suits us.

Design work usually starts within two weeks. Build slots run roughly four to five months ahead, which is about the time planning and building control take anyway.
